VA Loans
Home financing built for those who served.
A VA loan is one of the most valuable benefits available to veterans, active-duty service members, and eligible surviving spouses. Here’s what makes it different, plus our guides to help you use it well.
VA Loans at a Glance
No down payment required
Eligible borrowers can finance up to 100% of the purchase price, subject to their VA entitlement and lender guidelines.
No monthly mortgage insurance
VA loans don’t carry PMI. Most borrowers pay a one-time VA funding fee instead, which can usually be financed into the loan.
Funding fee exemptions
Veterans receiving VA compensation for a service-connected disability, and certain other borrowers, are exempt from the funding fee.
Who may qualify
Veterans, active-duty service members, many National Guard and Reserve members, and some surviving spouses who meet service requirements.
Certificate of Eligibility
Your COE confirms your VA entitlement. In many cases, your loan officer can request it for you online in minutes.
VA refinancing
The VA streamline refinance (IRRRL) can lower your rate, and the VA cash-out refinance lets you access your home’s equity.
Eligibility, entitlement, and loan terms vary by borrower. VA loans are subject to VA and lender requirements and credit approval. Barrett Financial Group is not affiliated with or endorsed by the U.S. Department of Veterans Affairs.
