Doctor Loans

Doctor loans, also called physician loans, are mortgage programs designed for medical professionals. They recognize that doctors often have high student loan balances and strong future earnings, and they offer low down payment options without private mortgage insurance.

Doctor Loans at a Glance

100% financing up to $2 million

Qualified physicians may be able to finance up to 100% of the purchase price on loan amounts up to $2 million, well above the limits many doctor loan programs offer. That means you can buy without draining your savings early in your career.

No PMI

Doctor loans typically don’t require private mortgage insurance, even with less than 20% down.

Student loans, considered differently

Many programs treat student loan debt more flexibly than conventional guidelines, which can make it easier to qualify while you repay medical school loans.

Representative example: A $1,900,000 purchase loan with 0% down on a 5/6 SOFR adjustable-rate mortgage (ARM) with a 30-year term at an initial interest rate of 7.500% (7.571% APR) has 60 monthly principal and interest payments of $13,285. After the initial 5-year fixed-rate period, the interest rate adjusts every 6 months for the remaining 300 payments based on the 30-day average SOFR index plus a margin, subject to rate caps, and the rate and payment may increase. Payment does not include taxes, insurance, or HOA dues; actual payment will be higher. Example assumes a primary residence purchase, a 780+ credit score, a debt-to-income ratio of 43% or less, and a 30-day rate lock. Rates as of October 9, 2026, and subject to change without notice. Not all borrowers will qualify. All loans are subject to credit approval.

Close before your start date

Some programs let you qualify with a signed employment contract, so you can buy before you begin a new residency, fellowship, or attending position.

Who may qualify

Programs are designed for physicians (MD and DO) and often dentists. Some also include residents, fellows, and other medical professionals.

Compare the trade-offs

Terms, loan limits, and rates vary by lender. Doctor loans are generally for a primary residence, and it’s worth comparing them with conventional options.

100% financing is available on loan amounts up to $2 million for qualified borrowers. Eligibility, terms, and available financing vary by profession, credit, and property. All loans are subject to credit approval and underwriting guidelines.
