USDA Loans

USDA guaranteed loans help low- and moderate-income buyers purchase homes in eligible rural and suburban areas with no down payment. Many buyers are surprised by how many communities qualify.

USDA Loans at a Glance

No down payment

Eligible borrowers can finance up to 100% of the purchase price, which lets you keep more of your savings for moving, repairs, and reserves.

Location matters

The property must be in a USDA-eligible area. That includes many small towns and suburban communities, not just farmland.

Household income limits

Total household income generally can’t exceed 115% of the area median income, adjusted for household size.

Lower ongoing costs

Instead of PMI, USDA loans have a one-time upfront guarantee fee, which can be financed, and a modest annual fee paid monthly.

Primary residences only

USDA loans are for the home you’ll live in. They can’t be used for second homes or investment properties.

Check eligibility early

Address and income eligibility can be checked before you shop, so you know which neighborhoods and price ranges fit the program.

Property eligibility, income limits, and fees are set by the USDA and are subject to change. All loans are subject to credit approval and underwriting guidelines. Barrett Financial Group is not affiliated with or endorsed by the U.S. Department of Agriculture.
